- What you’ll likely pay: most jobs land between $160 and $335. The median is $210. Eight in ten jobs fall between $140 and $540.
- When to book: March is peak, with 977 jobs booked in March alone across our records, 1.9x the June-July average. Book by mid-February to choose your date. The fall eavestrough window (late September-October) is the second-best slot.
- How to spot a bad quote: any full-home quote far outside $140-$540 deserves a question. Height, access, and scope legitimately move price, and we show what moves it and by how much, below.
What you’ll pay: real Ottawa prices
The median job across 4,546 invoiced visits is $210. Half of all jobs fall between $160 and $335. Eight in ten land between $140 and $540.

The single most common outcome is a bill between $150 and $200, usually a single-service visit (windows alone, or eavestroughs alone) on a standard two-storey home. The under-$150 band (21%) is mostly touch-ups and smaller homes. Over $400 typically means multiple services combined, difficult access, or a large property.
What legitimately moves your price up
- Second and third-storey access. Pole-fed work from the ground keeps cost down. Ladder crews add time and risk management.
- Long eavestrough runs and underground downspouts. Clearing is fast. Flushing buried lines is where the time goes.
- Siding that hasn’t been cleaned in 3+ years. Established algae and oxidation need an extra treatment pass.
- Nothing, if you’re being upsold. If a quote is far outside the ranges above and the company can’t explain why in terms you recognize from this list, get a second quote.
What a too-cheap quote tells you
A full-home quote under $140 in the current market usually means one of three things: no WSIB coverage, no Working-at-Heights certification for upper floors, or a volume model where the first visit is a loss-leader for pressure upsells. Ask for both certificates before you book anyone, including us.

What this means for you:
- Book in February for March-April and you pick your date. Our March calendar fills by mid-February most years; the two peak months carry 39% of annual volume.
- May through July still offers good availability and easier same-week scheduling.
- Late September and October are the eavestrough months: after the leaves are down, before the freeze. This is when gutter work should happen.
Why March? The week the snow melts, the first warm weekend reveals what winter left. Salt film on windows near arterials, snow-clearing grit, and the year’s first pollen all land at once. Ottawa homeowners respond.

Why your area’s numbers look the way they do:
- Kanata’s four postal areas combine for 780 jobs. 1990s-2010s vinyl two-storeys on big lots, the profile that needs regular siding soft washing and eavestrough clearing.
- Rural east (Navan/Cumberland) skews to eavestrough work. Bigger rooflines, mature trees, longer downspout runs.
- Older core neighbourhoods book more window work with heritage details. Storm windows and wood sash, where technique matters more than pressure.
If your street isn’t listed, that’s volume, not coverage. 87% of jobs are inside Ottawa proper, with the rest across Gatineau, Dunrobin, Carleton Place, Arnprior, Kemptville and area.
The question that vets any company
From ten years of records, the two questions that separate professionals from templates:
- “What’s your median job price locally?” A company that cleans in Ottawa knows its own median. Ours is $210, a number we can defend invoice by invoice.
- “What share of your work is repeat clients?” Ours runs high enough that the March rush is largely rebooking households, not new lead-gen.
Any company, including us, that can’t answer either from its own records is pricing from a template, not experience.
Common questions
Is $210 the price for a full house, or just windows? It’s the median across every job type in the dataset, including single-service visits (windows only, or eavestroughs only) and combined jobs (windows plus siding, for example). A single-service visit on a standard two-storey home typically lands in the $150-$200 band.
Why does my neighbour pay less than the median? Home size, storey count, and how long it’s been since the last cleaning all move the price. A single-storey bungalow cleaned every year costs less than a three-storey home catching up after several years, even in the same postal code.
Does this cover eavestrough and gutter cleaning, not just windows? Yes. The 4,600-job dataset spans windows (interior and exterior), eavestroughs/gutters, siding, soft washing, and pressure washing, the same services listed on our Ottawa service pages.
How often should window and exterior cleaning happen? Most repeat customers in the dataset book once a year, timed to March-April for windows (interior and exterior) and siding, and late September-October for eavestroughs, ahead of the first freeze.
About this data (and yes, we’re showing our work)
Source: 4,600 recorded jobs from our booking system (Jobber), January 2020 to August 2026. 2,380 distinct client households and businesses. 4,591 records (99.8%) carry a postal code; 4,546 carry a positive invoice amount (internal zeros and credits excluded from price statistics). Revenue figures are invoiced totals before tax. The dataset covers window cleaning (interior, exterior, and storm windows), eavestrough and gutter cleaning, siding cleaning, soft washing, and pressure washing. Of the jobs with a window line item, at least 10.6% explicitly separate interior from exterior cleaning on the invoice; most bookings use a single package line that can include both sides depending on what’s requested.
Why publish it: every “average cost of window cleaning in Canada” article ranking today sources numbers from U.S. data or lead-generation sites, not from a local company’s own invoices. We think Ottawa homeowners deserve real local numbers. If another local company has better data, publish it.
